Quick Market Update: Less Transactions, Higher Sales Price

Puerto Rico’s real estate market continues to show strength in 2026, even though fewer properties are being sold compared to last year.
According to data published by ComparablesOnline, 13,733 real estate transactions were recorded during the first six months of 2026, compared with 14,770 during the same period in 2025.
That represents a decrease of approximately 7% in the number of properties sold, with Puerto Rico projected to finish the year with around 27,000 transactions.

But the more interesting story is what’s happening with prices.
During the first six months of 2025, the average sales price was approximately $230,435. During the same period in 2026, it increased to $259,555, an increase of approximately 12.6%.
In other words: fewer transactions are closing, but properties are selling at higher average prices.

This helps explain why many areas of Puerto Rico continue to experience a seller’s market. Limited housing inventory gives buyers fewer options, and when demand continues to compete for a relatively small supply of available properties, prices tend to remain strong or increase.
For homeowners considering selling, this may continue to be a good time to evaluate how much their property has appreciated and understand the opportunities within their specific local market.
